Community Associations Institute
Public records raise at least one point you should look into before giving.
What it says it does
It is CAI-WI's mission to provide education and resources to the volunteer homeowners who govern community associations and the professionals who support them. This is done by studying and perpetuating principles and methods for the successful creation, operation, and maintenance of community associations and the common facilities and services the chapter operations. Forums are created through local meetings, seminars, and publications for the continued discussion and dissemination of all information pertinent to creating and operating community associations. The studying of the relationships that federal, state, & local governments bear to community associations as well as providing leadership for successful creation and operation of community associations is vital as well.

Governance
This organization files the short tax form, which does not ask about boards, policies or audits. That is normal for a small charity and is not a mark against it.
